WET BASEMENT WATER LEAKS and FLOODING CAN DAMAGE YOUR FOUNDATION

Poured Walls

1. Solid concrete walls are poured in one unit. There is little room for expansion and contraction in these walls.  There is also a joint built into the construction of your foundation where the floor and wall meet.

2. As the house settles or walls expand and contract, cracks will appear in the wall. Heavy, wet soil and water pressure can press against your basement walls, causing these cracks to leak or walls to buckle.

3. As the water table rises on the outside, hydrostatic water pressure pushes against the joint where the basement walls and the floor meet and forces water into the basement through this joint.

4. Underground water can create pressure, causing basement leaks up through the floor cracks.

Block Walls

1. On block walls water can leak into the hollow cores of your basement walls and dissolve the lime, calcium and other water soluble ingredients of your foundation.

2. Expansion and contraction of your basement foundation allows water to enter where the floor and walls meet.

3. Underground water can create pressure causing basement leaks up through the floor cracks.

4. Heavy, wet soil and water pressure can press against your basement walls, causing them to crack or buckle.

Problems when you have a Wet Basement:

1. INSECTS: — A wet basement is the ideal breeding ground for many insects, including wood-eating termites and carpenter ants. In fact, leading pest control companies won't even guarantee their work unless the basement water leakage problem has been repaired.

2. ELECTRICAL HAZARDS: — Electrical hazard is yet another concern. Water is a natural conductor of electricity, adding the risk of shock or electrocution.

3. DECREASED PROPERTY VALUE: — Water leaks can greatly reduce the value of your home. Surveys show that most people won't even consider buying a home with a leaky foundation. The selling price of your home can be as much as 25% less because of seepage problems.
